Vorea Construction is a New York–based Construction Manager delivering high-quality multifamily and mixed-use developments throughout the region. As the construction arm of our platform, Vorea oversees projects from preconstruction through final completion, managing schedule, cost, quality, and field execution.
Vorea operates as part of The Domain Companies, our parent company and fully integrated real estate development firm. Domain leads the acquisition, capitalization, development, and long-term ownership of the projects we build.
As a vertically integrated platform, our teams are involved in every phase of the real estate lifecycle — from site acquisition and underwriting, through design, preconstruction, and construction, all the way to lease-up, operations, and long-term asset management. This structure provides interns with unique exposure to the full development process, not just a single phase.
What we’re looking for:
We are seeking a Senior Project Manager (SPM) as a key member of the VOREA leadership team, responsible for directing all project management functions across one or more active projects. This high-accountability role ensures that project planning, financial performance, scheduling, and trade coordination are executed to the highest standards of safety, quality, performance, and execution.
The SPM mentors and manages Project Manager(s), Assistant Project Manager(s), Project Accountant(s), Project Administrator(s), and any other project support staff, ensuring that all project operations reflect VOREA’s standards of excellence and The VOREA Way. As the senior management authority for assigned projects, the SPM takes full ownership of project outcomes—financial, operational, and relational accountability rests squarely on this role. In addition to leading project execution, the SPM is directly responsible for the performance, growth, and work quality of the project management staff within their team. The SPM operates as a peer to the Senior Superintendent, jointly responsible for project performance across safety, quality, schedule, and financial results. Accountability extends to both individual contributions and the collective work product of the team, ensuring that all deliverables meet the company’s expectations for accuracy, professionalism, and consistency with The VOREA Way.
What you’ll be doing:
Project Leadership and Execution
- Provide direction and leadership for one or more large-scale complex projects or defined scopes within a project, ensuring alignment with project goals, contractual obligations, and VOREA standards.
- Lead and collaborate on all project phases from preconstruction through closeout, developing and implementing detailed project execution plans.
- Maintain full control over schedule development and critical path management in collaboration with the Senior Superintendent and project management leadership team.
- Anticipate and proactively address risks related to schedule, budget, logistics, or quality.
- Oversee all communication and coordination between clients, design teams, consultants, and trade partners.
Financial and Contract Management
- Maintain full oversight and accountability for project financial performance, including budgeting, cost forecasting, profitability tracking, and use of the Project Monitor.
- Oversee subcontractor buyout, ensuring scope clarity, cost control, and risk mitigation.
- Negotiate change orders, contract amendments, and client directives to protect VOREA’s commercial interests.
- Manage requisitions, exposure logs, contingency, General Conditions spending, and fee utilization to achieve target margins.
- Report financial status, risks, and variances accurately to senior leadership.
Leadership and Team Development
- Supervise and mentor Project Managers, Assistant Project Managers, and administrative staff.
- Provide structured performance feedback and support staff development in alignment with VOREA’s growth framework.
- Partner with field leadership to align project management and field teams.
- Lead with professionalism, empathy, and consistency, modeling The VOREA Way for all staff.
Client and Stakeholder Management
- Serve as a senior client-facing representative on assigned projects.
- Foster strong client, consultant, trade, and partner relationships to support repeat business and future opportunities.
- Manage communication of key project issues, decisions, and progress updates to all stakeholders.
- Represent VOREA in negotiations, public forums, and executive meetings.
Safety and Quality Leadership
- Take visible leadership in enforcing and promoting VOREA’s Safety and Quality Programs.
- Support the Senior Superintendent in ensuring jobsite compliance with VOREA’s safety standards, OSHA, and NYC DOB requirements.
- Drive accountability for quality control in both documentation and field execution.
- Lead post-project reviews to evaluate safety, quality, and delivery performance.

- Full authority over project-level management decisions within assigned building(s) and scope(s).
- Authorized to approve subcontract agreements, change orders, and vendor commitments within delegated thresholds and budgets.
- Empowered to resolve client and consultant issues that impact scope, schedule, or cost.
- Joint authority with Senior Superintendent(s) and other project team leadership over schedule coordination, workforce planning, and field resources.
- Escalates high-risk financial, contractual, or other matters to the VP of Construction for review.
- Participates in major cross-project decisions related to sequencing, logistics, and shared resource allocation.
Key Workflows and Tools:
The SPM leads multiple processes outlined in the VOREA SOPs. Templates, checklists, and established protocols provide structure and consistency in execution. Core systems utilized include Procore, Asana, MS Project, Bluebeam, and Sage Intacct, supporting coordination, documentation, and performance tracking.
Identify and Explain Role Critical Interface
Internal:
- VP of Construction and VCG Executive Team for project performance reporting and decision alignment.
- Senior Superintendent(s) for daily coordination, resource alignment, and schedule management.
- Fellow Senior Project Managers to coordinate shared project interfaces and maintain cross-building consistency.
- Preconstruction, Accounting, and Shared Services teams for budgeting, forecasting, and compliance.
- Assigned Project Manager(s), Assistant Project Manager(s), Project Administrator(s), and Project Accountant(s) for leadership, mentorship, and performance oversight.
External:
- Clients, ownership representatives, and design consultants for project coordination and resolution of critical issues.
- Trade partners, suppliers, and vendors for procurement, change negotiation, and delivery execution.
- Regulatory agencies and third-party inspectors, as required, to support compliance and approvals.
Other Tasks and Duties as Assigned:
- Project teams are structured according to scope and complexity; certain positions may not be assigned at all times. The Senior Project Manager (or Project Executive) is responsible for ensuring all project functions are covered through appropriate delegation, cross-training, and oversight. Each team member is expected to assume the responsibilities assigned to maintain seamless project execution.
- The Senior Project Manager represents the highest level of project management leadership, responsible for ensuring that VOREA's commitment to safety, quality, and operational excellence is achieved through disciplined planning, proactive coordination, and clear communication.
Performance and Scorecard Metrics:
- Achievement of project-level financial and margin targets.
- Adherence to schedule milestones and critical path performance across all assigned scopes.
- Safety and quality performance metrics as measured by company and client standards.

Skills, Experience, and Qualifications Required:
- Minimum of 12+ years of progressive construction management experience with demonstrated success on large-scale, multi-building, or complex projects.
- Bachelor's degree in Construction Management, Civil Engineering, Architecture, or related field.
- Proven experience managing multiple scopes, budgets, and stakeholder relationships concurrently.
- Strong working knowledge of NYC codes, agency procedures, and contract law.
- Experience leading teams through all phases of design and construction.
- Current NYC SST card required.
- Valid NYC Construction Superintendent credential required.
- Critical and strategic thinker with the ability to anticipate challenges, evaluate risk, and implement effective solutions.
- Highly organized with exceptional attention to detail and follow-through across multiple priorities.
- Operates with urgency and purpose, consistently driving tasks to completion and meeting commitments.

- Competitive pay: $ $180,000-$200,000 base pay + annual bonuses.
